SUNROOM FREQUENTLY ASKED QUESTIONS
HOW MUCH DOES A SUN ROOM COST? We get that question a lot. There are many factors in a sun room. Foundation, footings, concrete, roof, attachment to house, existing structures, decks, roof line, code requirements, size and your final vision of what you want it to look like. Do you want an all season room? Do you want a screen room? Do you want a 3 season room? We will walk you through the stages of building your sun room. We start from the bottom up. Average all season rooms, again based on size and existing can run in the $50,000 and above. Screen rooms in the 20's and 3 season 30's and 40's. Existing structures vary in price depending on size. We have projects from $3,000 to $75,000. It depends on your vision and the space you are enclosing. One very important issue is that we will work within your budget. You may have a budget that won't meet your vision. Our products are able to be upgraded. It may be that we need to make adjustments to products, to get to your budget. We are small business and we want happy customers, so we want to work with you.
CAN WE ENCLOSE AN EXISTING SPACE? We get that asked a lot as well. We will inspect the location and ensure it meets the requirements needed for a sun room. We are experts in our field and know what is needed for each of our products.
CAN WE USE AN EXISTING DECK? Deck footings create different footings than a sun room or room addition. Usually we need to add additional footings or replace. Our engineered drawings will indicate what is needed there. One of the things we like to remind customers is that if you are adding a new structure on your existing deck, you may want to consider and upgrades you want for that deck before a structure is put on top, like replacing deck boards or stairs or just the overall health of the deck itself. Some need complete replacements, others just need upgraded. Your foundation is very important in your sun room and should not have any short cuts taken.
CAN WE USE AN EXISTING CONCRETE SLAB? Concrete slabs that are not built with trench footings, move with the climate change. You may notice movement of the deck from an outside door in the winter. Frames, roofs and windows don't bend to accommodate a moving slab. Any movement of foundation will cause problems with the structure and possibly create leaks. We will evaluate and work with you to get the correct footing for your project.
WHAT FORMS OF PAYMENT DO WE ACCEPT? We accept cash, check or credit card. We also have financing options. We are happy to work with you on the best payment option.
WHAT TYPE OF PAYMENT IS REQUIRED AT TIME OF ORDER? It depends on the product purchased. Larger projects get paid in stages with balance owed at end of project. Smaller projects require a downpayment and balance due at completion. For products, that we do not manufacture that are special ordered for you will require full payment for product and balance of installation will be due at completion.

DO I NEED TO OBTAIN A PERMIT? Yes, any building structure will require a building permit. We work with an engineer to give us engineered drawings to make the building permit process smoother and we pick up the permit for you. We can provide you with all the drawings but a copy has been kept for our records as well.
CAN I USE MY SUNROOM ALL YEAR ROUND? Yes and no. It depends on the sun room you purchased. 4 season is year round while other structures are temperature related.
WHY ALUMINUM SCREEN ROOM? WOOD IS CHEAPER. Our product is a maintenance free product. There is no painting, no staining no stapling an aluminum screen room. Back in the day and even some contractors, still build screen rooms with screen doors. We are custom built and your sections can be the size that fits best without any filler panels.
WHY DO I NEED RAILING? Code now requires railing for anything over 24" Its fall protection. Our system has integrated railing. We can build a screen room on the inside of your existing railing, but now you have created a space for things to get caught in, and difficult to fix screens and made a smaller room. WILL WE MATCH OTHER ESTIMATES Our policy is this, we work with our customers to get the products and services they need and stay within their budget. We have been in business for 50 years and hopefully another 50. In order to keep good employees and and to keep the lights on, lets be honest, we need to make a profit. We are fair in pricing and in the end, You as a consumer need to work with contractor that you are comfortable with regardless of whether the price is high or low. That is the most important part of any project. Go to their place of business, take a look around, come on out here! We have an outdoor showroom, gotta be honest, we are on a busy road, and it gets a bit dirty in there, but we wanted it to be open to the public. We feel customers are more comfortable to look around on their own time.
